- The Holding company “STROITEL” proposes participation in a mutual investment project in a prestigious district of SEVASTOPOL (The Crimea, Ukraine, The Black Sea coast) to the Dutch companies and Investment Centers. Brief info on the company The Holding company “STROITEL” (www.stroitel.sebastopol.ua, Russian lang.) was established in 1993 and at present is one of the biggest producers of the PVC (polyvinyl chloride) products in the UKRAINE. “STROITEL” exports and imports from/to 9 foreign countries, incl. France, Germany, Austria, Poland, Hungary, Russia. The company permanently passes the international auditing. “STROITEL” was awarded multiple Ukrainian and international awards, among them “The best Ukrainian Enterprise”, “100 Best Commodities of the Ukraine”, “The Golden Mercury”, “The Highest Order”, “The European Quality”- Oxford, UK, “The Golden Trade Mark” and others. At present “STROITEL” disposes of a number of the plots of land in the Central Part of Sevastopol, where the high profit projects on erection of VIP dwelling apartments, office and trade complexes, production facilities and SPA centers are to be implemented. A brief description of the VIP apartments project The hugest out of all the “STROITEL” projects is the construction of a two high-rise buildings designed for the VIP dwelling apartments at the 2,3 hectares plot of land situated on the coast of the Black Sea bay with the picturesque view towards the National Preserve of Khersonesos (one of the 7 Wonders of the Ukraine) and also at the St Knight Vladimir Cathedral. The project is approved by the Master Plan of Sevastopol and foresees the construction of a Yacht Marina as well. There will be built two 16-storey buildings with the total square of 20 000 sq.m each, recreation zone with Spa-centre, tennis court, sheltered pool and a coast-line hydro technical facility for small-tonnage vessels. The total construction budget is up to US $50 mln. The payback period – 2 to 2,5 years from the moment of beginning of the construction. The profitability of the project, calculated in accordance with the present Ukrainian real estate market norms is not less then 120%. The total investment share of “STROITEL” in this project is up to 30%. The actual requirement for the external investments (in absolute figures) - up to US 25 mln., with the rest of financing expected from the future apartment-owners upon erection of the first stage of the building (this is the practice in the Ukraine construction market). The invested finance and profits are to be governed by the Joint Venture to be registered in the Ukraine. The JV management to be appointed mutually by the shareholders of the JV. The juridical support of the project in order to control the money flow and to render guarantees for foreign investors could be arranged through international juridical companies operating in the Ukraine, «Baker and McKenzie» to be one of them.
